Rio Rancho keeps building, and every week I get a version of the same call. We close in three weeks, can you coat the garage before we move in? The answer is usually yes. The timing is the entire conversation, and it is worth getting right, because a garage floor is one of the very few upgrades that is dramatically easier before the boxes land.
New concrete has to cure first
Fresh concrete is still giving up water long after it is hard enough to walk on. That is why the rule of thumb is about 28 days before a slab is ready to be coated. Lay a coating over concrete that has not finished curing and you have built a lid on top of vapor that is still trying to leave. It has to go somewhere, and where it goes is the bond line.
Twenty-eight days is not a superstition and it is not a scheduling excuse. It is the cheapest insurance on the whole job.
Count from the pour, not from closing
Here is the trick nobody tells new-build buyers: the clock starts at the pour, not at your closing date. Garage slabs frequently go down well before drywall, so by the time you are doing your final walkthrough the concrete may already be weeks into its cure. Ask your builder or site superintendent for the actual pour date. That one question decides whether we can be in your garage the week you get keys or the month after.
The empty week is the best week
Between the final walkthrough and the moving truck there is usually a window where the house is finished and completely empty. That window is the best day of the year to coat a garage. Nothing to move, no shelving to unbolt, no cars to relocate to the street, no bikes and totes and holiday bins stacked against the wall.
Most residential garages are a one-day install, so that window does not have to be long. Prep and grinding in the morning, flake and topcoat in the afternoon, and the space is yours again.
A new slab is the cleanest prep I ever get, with one catch
New construction really is easier concrete to work with. No oil stains soaked in over twenty years, no garage paint, no failed DIY kit to grind back off. That is genuinely good news for you.
The catch is the curing compound. Builders commonly spray a curing or sealing compound on a fresh slab, and that film is exactly the kind of surface a coating cannot bond through. It has to come off mechanically. We are doing 20-grit diamond grinding with dust extraction on every floor anyway, so it comes off as part of the normal prep — but it is the reason a brand-new garage still needs real grinding, not a rinse and a roller.
What a new slab still needs
Even a perfect new floor has saw-cut control joints, and it will keep moving a little as it finishes curing. Hairline shrinkage cracks in the first year are normal, not a defect. We chase and fill what needs filling before anything goes down, and then the floor gets the same system as every other garage: 100% solids cycloaliphatic epoxy, a full flake broadcast, and a commercial-grade polyaspartic topcoat. Do the rest of the room while it is empty
If the garage is already bare, this is also the cheapest moment to think about the walls, the lighting, and the baseboards, because doing it all at once means one disruption instead of three. That is the whole idea behind our garage makeover work.
